Fulton Realty Capital advised a private client on the acquisition of a self-storage facility situated north of Houston, Texas. Asset sourcing, arranging fixed-rate CMBS financing, and comprehensive acquisition negotiations were overseen by Fulton's team of real estate experts.
The property boasts nearly 28,000 rentable square feet of self-storage and approximately 21,000 square feet of surface parking, comprising 282 climate-controlled storage units and 37 RV/surface parking spaces. Its strategic location along a major interstate provides excellent visibility, connectivity, and local access.
At the time of closing, the self-storage units were over 71% physically occupied. Fulton plans to rebrand the property to enhance brand awareness and will utilize its significant self-storage presence in Texas to optimize management of the facility.
