Fulton Realty Capital advised an individual investor on the acquisition of two multi-tenant flex industrial properties in the Dallas-Fort Worth area. The 45,000 rentable SF portfolio features 26 tenant units. Pricing was below replacement cost.
Both properties are situated in in-fill locations within the MSA. The assets feature versatile, single-story layouts, with roll-up doors, and direct access to each of the units.
The portfolio was 97% physically occupied at the time of closing. Below market rents across both properties provide for upside opportunities as leases expire.
