Fulton Realty Capital advised a private client on the acquisition of two self-storage facilities in Middle Tennessee. Asset sourcing, CMBS financing, and negotiations were led by Fulton’s commercial real estate team.
Combined, the properties have over 47,000 rentable SF, with 363 storage units and 10 RV parking spaces. At closing, the portfolio was at 90% physical occupancy.
Fulton will leverage its strong presence and local market expertise in Tennessee to optimize performance. There are also opportunities to boost the portfolio's online presence and orchestrate more robust marketing programs. A third-party management team will operate the facilities.
