Fulton Realty Capital advised a private client on the acquisition of 12 self-storage facilities located in multiple markets across Central Pennsylvania. Asset sourcing, CMBS financing, and all negotiations were led by Fulton’s team of real estate professionals.
The portfolio includes 470,000 rentable SF, over 3,300 units, and dozens RV/boat parking spaces. The single-story, drive-up properties are all considered best-in-class.
A professional, third-party management company will operate all the facilities. Fulton has identified opportunities to improve performance through revenue management systems, formalized marketing programs, and cost optimization. Ancillary income streams, such as a tenant insurance program, will also be introduced.
