Fulton Realty Capital advised a private client on the acquisition of a three-property self-storage portfolio in Mississippi's Golden Triangle region. Fulton’s team sourced the assets, negotiated the transaction, and arranged 5-year, fixed-rate seller financing.
The portfolio includes 1,100 climate-controlled and standard self-storage units across 150,000 rentable SF. Total physical occupancy, at the time of closing, was at 90%. In-place rents were meaningfully below those of nearby competitors.
A third-party management company will oversee the facilities. Fulton has plans to improve performance through formalized marketing initiatives, revenue management systems, and curb-appeal enhancements.
