Fulton Realty Capital advised an individual investor on the acquisition of a multi-tenant, flex-industrial property in Virginia's Tidewater Region. The opportunity was sourced by Fulton's commercial real estate team, who also secured fixed-rate, life insurance company financing and led all negotiations.

The 1.5-acre, single-story property is situated in an in-fill location and is accessible via multiple major highways and thoroughfares. It features versatile layouts with direct access to each suite.  

Current tenants include a mix of regional and local companies, positioned across multiple industries. Despite being 100% physically occupied at the time of closing, Fulton has identified upside opportunities through increasing rental rates and driving operational efficiencies.
