Fulton advised a private client on the acquisition of a self-storage facility in Texas. The CMBS financed transaction was orchestrated from end-to-end by Fulton's team. In addition to sourcing the asset, Fulton's advisors led all negotiations.
The 45,000 SF asset includes 495 units and is located in submarket with no new or planned storage development. An independent operator previously owned and managed the off-market property.
Fulton helped the investors identify a professional management team to boost profitability at the already stable, high occupancy facility. Planned enhancements include expanded on-site merchandise offerings and the incorporation of professional marketing and revenue management systems.
