Fulton Realty Capital led the acquisition of a two-property self-storage portfolio in eastern North Carolina, on behalf of a private client. Fulton's commercial real estate professionals sourced the assets, secured fixed-rate seller financing, and managed all negotiations.
The two facilities combined offer nearly 40,000 square feet of rentable space. This includes 25 climate-controlled storage units, 275 standard units, and 7 RV parking spots. Both properties are located off major highways.
Although the portfolio was 94% physically occupied at close, there is significant upside potential via market rent adjustment and operational efficiencies. Management will be professionalized at both sites, and virtual customer service systems will be implemented.
