A private investor acquired a self-storage facility in central Arkansas with the help of Fulton's commercial real estate team. Fulton’s professionals sourced the asset, arranged fixed-rate CMBS financing, and handled all negotiations.
The recently constructed 70,000 rentable square foot property, situated on 2.25 acres, features 544 climate-controlled and 45 standard self-storage units. Located near a high-income neighborhood in the Little Rock MSA, the property has excellent connectivity with access to major interstates.
Although occupancy was over 95% at closing, Fulton has identified multiple opportunities for upside. Fulton also assisted the investor in selecting a professional third-party management company to operate the facility.
